PROFIT ANALYSIS FOR RESIDENTIAL CONCRETE COATING APPLICATIONS

General: The following analysis shows typical labor and material costs for popular coating systems now being offered to homeowners. Labor costs are based on actual time spent on the job with cost of time calculated at $12 per man-hour and are based on a 500 sq. ft. application. Materials costs are based on purchases of 5-gallon quantities of each type of material needed for the application. Actual labor and material costs per sq. ft. will vary depending upon the size of the job and quantity discounts on materials purchased.

Clear Driveway and Garage Floor Coating System
Application Procedure: Clean and etch concrete with a floor machine. Allow to dry until there are no visible signs of water. Apply Polyurethane 250 at the rate of 250-300 sq. ft. per gallon. For driveway applications, broadcast 30 Mesh Res-N-Sand into the wet material for slip-resistance. Allow to cure until tack free, usually 30-90 minutes depending upon the temperature. Apply finish coat of Polyurethane 200 at the rate of 275-325 sq. ft. per gallon. Finish may be either gloss or satin. Application done in 1 or 2 trips to the jobsite. Unaffected by gas, oil and brake fluid. Tire marks clean off easily.

Material Cost: $.30 - $.35/sq. ft.
Labor Cost: $.15 - $.20/sq. ft.
Typical Selling Price: $1.00 - $1.25/sq. ft.

Pigmented Epoxy-Polyurethane Coating System
Application Procedure: Clean and etch concrete with floor machine. Apply 1 coat pigmented Epoxy 100 or Epoxy 200. The Epoxy 200 may be recoated when tack-free, usually 45-90 minutes. The Epoxy 100 must dry overnight before recoating. Apply 1 coat pigmented Polyurethane 100. Application takes one or two trips to the jobsite. Excellent general purpose system for garage floors and driveways. Gives aircraft hangar quality finish. Applied with slip-resistant texture outside.

Material Cost: $.30 - $.35/sq. ft.
Labor Cost: $.15 - $.20/sq. ft.
Typical Selling Price: $1.25 - $1.75/sq. ft.

Design Roller System
Application Procedure: Clean and etch concrete with floor machine. Apply 1 coat pigmented Epoxy 100 as a primer. Allow to cure overnight. Apply base coat of pigmented AU1000. Apply contrasting decorative roller design. Apply protective clear coat of Polyurethane 200. Finish may be high gloss or satin. Application requires two trips to the jobsite. Extremely popular application in retirement communities in Florida, Arizona and Nevada. Cost effective way to dress-up driveways, walks and patios.

Material Cost: $.35 - $.40/sq. ft.
Labor Cost: $.18 - $.22/sq. ft.
Typical Selling Price: $1.50 - $2.00/sq. ft.

Granitex Color Chip Flooring
Application Procedure: Clean and etch concrete with floor machine. Apply pigmented Epoxy 100 or 200 as a primer. Epoxy 100 must be allowed to cure overnight. Epoxy 200 cures in 60-90 minutes. Apply pigmented Epoxy 200 and broadcast color chips into base coat until completely covered. Allow 30-60 minutes to dry and apply a coat of clear Polyurethane 700, broadcasting chips lightly into this coat if necessary to achieve final uniformity. Allow to dry overnight, and apply finish coat of Polyurethane 200. This attractive application takes two or three trips to the jobsite depending upon which primer is used. It is an excellent profit builder. Commonly done on garage floors, driveways, walks and patios.

Material Cost: $.85 - $.95/sq. ft.
Labor Cost: $.45 - $.50/sq. ft.
Typical Selling Price: $3.00 - $4.00/sq. ft.

Polymer Concrete - Cool Deck Finish
Application Procedure: Clean and etch the concrete with a floor machine. Apply thin squeegee coat of PCM 2000 polymer concrete. Allow to cure firm. Apply texture coat of polymer concrete from a hopper gun and knocked down with a flat trowel. Allow to cure firm. Apply a liberal coat of pigmented AU1000. Allow to dry 15-20 minutes and apply finish of clear Polyurethane 700 satin. Application may be accomplished in one or two trips to jobsite. Very popular pool deck system.

Material Cost: $.65 - $.70/sq. ft.
Labor Cost: $.18 - $.22/sq. ft.
Typical Selling Price: $2.50 - $3.00/sq. ft.

Polymer Concrete - Simulated Tile or Flagstone
Application Procedure: Clean and etch the concrete with a floor machine. Apply a bond coat of PCM 2000 polymer concrete with a trowel or squeegee. Allow to cure firm. If using tape to create the design, tape over the bond coat. Apply polymer texture coat. A random stone effect can be achieved by carving the grout lines into the wet polymer. Allow to cure and apply colors using a sponge-on technique to create beautiful variations in tone. Apply two coats of clear acrylic or polyurethane to protect the surface. Very popular for patios, walks, home interiors.

Material Cost: $.90 - $1.00/sq. ft.
Labor Cost: $.45 - $.55/sq. ft.
Typical Selling Price: $4.00 - $5.00/sq. ft.

Polymer Concrete - ¼ inch Stamping
Application Procedure: Lightly etch concrete. Apply a squeegee coat of PCM 2000 polymer concrete. Allow to cure firm. Apply a ¼ inch thickness of PCM 2000 polymer concrete using a gauge rake. Trowel smooth and use special stamping tools to create the desired imprint. When dry, color using an antiquing method or acid stains. Seal with clear acrylic or two component polyurethane. This is the top of the line polymer concrete overlay. May be used indoors or outdoors over virtually any existing concrete surface to create many beautiful effects.

Material Cost: $1.75 - $2.25/sq. ft.
Labor Cost: $.50 - $.75/sq. ft.
Typical Selling Price: $5.00 - $8.00/sq. ft.

Old World Chemical Stain
Application Procedure: Clean concrete using a floor machine with APF Orange Clean. Apply 1 or 2 coats of APF Acid Stain to achieve unique translucent coloring. Seal with acrylic or polyurethane top coats. Unique concrete treatment - very popular for house interiors, garage floors and patios.

Material Cost: $.60 - $.70/sq. ft.
Labor Cost: $.30 - $.40/sq. ft.
Typical Selling Price: $2.50 - $3.50/sq. ft.

Cool Deck Recoloring
Application Procedure: Existing surface is machine cleaned with APF Orange Clean and rinsed. Apply 1 coat of Epoxy 100 as a primer. Allow to cure overnight. Apply 1 coat of Cerami-Kote material. Allow to dry 20-30 minutes and apply a clear coat of Polyurethane 700 satin. Application takes two trips to the jobsite. Skid-resistant material provides cooler walking surface than concrete or other cool deck resurfacing materials. Clear top coat provides easy cleanability and mar resistance. Cost effective solution for renewing stained and unattractive cool deck.
